I live and work in Kailua-Kona and represent buyers and sellers across the west side of Hawaii Island: Kona, Keauhou, Waikoloa Beach Resort, Mauna Lani, and the Mauna Kea Resort corridor, with luxury listing work up the Kohala coast. Most of my investor clients are buying from the mainland, often sight unseen until the inspection trip, which means my job is to be their eyes, their skeptic, and their translator for the parts of Hawaii real estate that don't exist anywhere else.

Lava zones, leasehold versus fee simple, complex-specific short-term rental permits, HARPTA and FIRPTA withholding, condo association reserve studies and spalling disclosures, solar system due diligence: these are the topics that decide whether a Big Island purchase performs or surprises you. I write about them because my clients ask about them, and because the generic national real estate sites get the Hawaii-specific details wrong often enough to be dangerous.
